Course Description

The course will provide an overview of Basic Market Analysis for residential real estate appraisers. Students will learn skills to evaluate market conditions, analyze economic indicators, and apply Trends-Based Analysis and Market Projection techniques. Students will also learn how to develop trends, interpret the results, and develop Market Conditions Adjustments.

Learning Objectives:
By the end of this course, the student will be able to:

  1. Define the concept of a market analysis
  2. Recognize market analysis progression within residential appraisal practice.
  3. Describe how supply and demand dynamics influence sale price trends.
  4. Identify key economic indicators and their role in a market analysis.
  5. Recognize the distinction between a market analysis and a market conditions analysis.
  6. Explain the significance of a market analysis in ensuring credible and reliable appraisal reports.
  7. Discuss how the results of a market analysis affect appraisal credibility, USPAP compliance, and secondary market expectations.
  8. Differentiate between a trend-based analysis and a market projections analysis.
  9. Distinguish between a broad-market analysis and a segmented analysis, including when each may be most appropriate.
  10. Explain how various economic indicators impact the conclusions of a market analysis.
  11. Calculate absorption rates and contract-to-listing ratios as part of the analytical process.
  12. Recognize the purpose of the 1004MC form and describe at least two key benefits of its use.
  13. Identify the various components that can be trended in a market analysis and evaluate how those trends interact.
  14. Explain why localized market data is more reliable than national or state-level data when supporting price trends.
  15. Demonstrate the use of NAR’s Real Property Resource and other online tools to support trend analysis.
  16. Recognize the different forms available in residential appraisal software for developing and presenting market trends.
  17. Perform both a period-over-period analysis and a daily analysis to evaluate market conditions.
  18. Discuss how semi-annual or annual data may misrepresent market conditions compared to more frequent analyses.
  19. Apply PivotCharts and create Slicers to efficiently compare broad and segmented market data.
  20. Recognize and evaluate various methods for developing market condition adjustments.
  21. Explain how linear trendlines and the pending date of a comparable sale can be used to produce credible adjustments.
  22. Reflect on frequently asked questions and prior classroom discussions to reinforce and expand understanding.
