The course will provide an overview of Basic Market Analysis for residential real estate appraisers. Students will learn skills to evaluate market conditions, analyze economic indicators, and apply Trends-Based Analysis and Market Projection techniques. Students will also learn how to develop trends, interpret the results, and develop Market Conditions Adjustments.
Learning Objectives:
By the end of this course, the student will be able to:
- Define the concept of a market analysis
- Recognize market analysis progression within residential appraisal practice.
- Describe how supply and demand dynamics influence sale price trends.
- Identify key economic indicators and their role in a market analysis.
- Recognize the distinction between a market analysis and a market conditions analysis.
- Explain the significance of a market analysis in ensuring credible and reliable appraisal reports.
- Discuss how the results of a market analysis affect appraisal credibility, USPAP compliance, and secondary market expectations.
- Differentiate between a trend-based analysis and a market projections analysis.
- Distinguish between a broad-market analysis and a segmented analysis, including when each may be most appropriate.
- Explain how various economic indicators impact the conclusions of a market analysis.
- Calculate absorption rates and contract-to-listing ratios as part of the analytical process.

- Discuss how semi-annual or annual data may misrepresent market conditions compared to more frequent analyses.
